About Green Hills

Green Hills is a 55+ Life Plan Community nestled on a beautiful 33-acre wooded campus minutes from Iowa State University in Ames, Iowa. Here, residents purchase their own independent living townhomes or apartment residences with a condominium-style ownership agreement. Because we’re a Life Plan Community, residents have priority and assured access to advanced levels of health services on campus (including assisted living, memory care, skilled nursing and long-term care) as their needs change at a predictable cost for life. Advanced health services are also available to non-residents interested in direct admission.

As a resident-owned community, we are committed to enhancing the lives of our residents by providing the highest quality continuum of care.

We lead the way for our residents by providing continuing education opportunities, cultural experiences, fitness and wellness development, diverse activities, and superior healthcare.

We believe in the spirit of community, focusing on residents’ needs and interests, providing peace of mind for residents, and enhancing quality of life for residents through the teamwork of capable, compassionate, empowered employees.

Our History

The idea for Green Hills originated in 1976 during an ISU Alumni Association brainstorming session about ways to serve ISU alumni. Execution of the concept stalled for a number of years until the ISU Foundation sold the land on which the current campus lies to three developers, and the idea for a retirement community was reborn.

 

Green Hills was built in 1986. The Woodview Townhomes were first occupied in February, 1986 and The Oaks Apartments opened in November of 1986.

 

The following year, the Green Hills Health Care Center opened. In 1988, Life Care Services was asked to manage Green Hills.

1986

Green Hills Residents’ Association formed. The Oaks & Woodview Townhomes opened.

Jan. 1987

Green Hills Health Care Center opened (18 beds).

1988

Health Care Center expansion (40 beds).

1995-1998

Timberland Townhomes addition (40 townhomes).

2012

Health and Wellness Project (46 beds / Assisted Living 16 apartments).

2014

Cedar Court memory Care expansion (14 beds).

March 2017

The Maples expansion (32 apartments).

June 2019

Wellness Center expansion (additional amenities).
